What are steel stairs and mezzanines?

Steel stairs and steel mezzanines are welded steel structures that create more usable space in duplex flats, workshops, lofts, shops and commercial premises. Treads can be timber, laminate, sheet steel or composite; balustrades are finished in steel sections with stainless cable or glass.

How long does a steel staircase take?

Typically 7–15 days from measuring to handover; 3–4 weeks for complex projects.

What ceiling height does a steel mezzanine need?

At least 4.20 m for comfortable use; 4.50 m or more is ideal.

How much load can it carry?

It is sized by structural calculation for its intended use. Residential mezzanines are typically designed for about 200 kg/m²; a storage mezzanine may need 400–500 kg/m² or more.

What about fire safety?

On request we apply intumescent fire-protective paint.

What rise and going should the steps have?

The comfortable range is well established: 16–18 cm rise, 27–30 cm going. The two are not chosen independently — the accepted balance is that twice the rise plus the going should land between 60 and 65 cm. Pushing the rise to 20 cm to save floor space looks tempting but makes the stair genuinely unsafe on the way down; in a tight space the answer is an L- or U-turn, not a steeper step. Equally critical is that every step is identical; even a few millimetres of variation breaks the walking rhythm and causes trips.

Does a mezzanine need planning permission?

It depends, and there is no single answer — so be wary of anyone who says "no permission needed" before seeing the job. What decides it is whether the work adds usable floor area and whether it touches the structure. A demountable steel platform in a high-ceilinged shop and a permanent mezzanine counted into the floor area are treated differently by municipalities. In commercial premises, fire and escape-route requirements come into it as well. The correct route is to put the scheme to the municipality. We prepare the drawings and load calculations; the application is pursued by the owner or the project architect.

How much load does a mezzanine deck carry?

It is sized to its use; there is no universal figure. Residential use is typically designed around 200 kg/m²; a mezzanine intended for storage can require 400–500 kg/m² or more, which means an entirely different section size. The critical point: having a mezzanine built as "a bedroom for now" and later using it for storage overloads the structure. At survey we ask exactly what it will be used for and calculate accordingly — if the use may change later, that has to be said at the start.

What height and spacing should the balustrade have?

Balustrade height is generally taken at 90 cm, and higher where the drop is significant, such as along a mezzanine edge. Baluster spacing is governed by child safety: the gap must not exceed 12 cm — the accepted limit for preventing a small child's head becoming trapped. Horizontal-bar designs are visually popular but invite climbing, so we do not recommend them in homes with children; the same look can be achieved safely with vertical bars or glass.

Are steel stairs noisy, and can that be reduced?

A bare steel stair transmits impact into the structure, and that comes from the connection detail rather than the steel itself. We take three measures: isolation pads at the bearing points so impact does not pass straight into the concrete; heavier treads, either a thicker section or a timber covering, to add mass; and where needed an absorbent lining beneath the flight. Applied together these drop the noise noticeably — and they are hard to retrofit, because the isolation pads go in at the welding stage.

Can you carry out the work while I am abroad?

Yes. We agree the scope in writing before starting, send dated progress photographs at each stage, and can hold a video call on site whenever you want to see something specific. Keys are handed over against a written record, and the flat is cleaned and photographed again at handover.

How is the scope agreed and what does the written quote contain?

After the survey you receive a written scope listing the rooms and areas covered, the system chosen for each, the brand and product of the boards, profiles and insulation, the surface finish level, and the number of working days. Anything not on that list is not in the price, which is what stops the mid-project additions that make contractor quotes unreliable. Nothing is charged beyond the written scope without your approval.

How long before the property is usable or ready to let?

Ceilings and partitions leave the space usable as soon as the crew finishes. Painting needs longer: the film cures over roughly a week, and the smell in a ventilated flat clears within two to three days. If a flat is being prepared for tenants, plan on a few extra days after handover for airing and cleaning rather than scheduling a viewing for the day of completion.
