What is a suspended ceiling?

A suspended ceiling is a second ceiling hung below the existing one on a metal support system. Finished in plasterboard, metal panels or timber, it improves sound and thermal insulation, makes room for concealed LED lighting and gives a room a cleaner, more contemporary look.

Types of suspended ceiling

How long does a suspended ceiling take?

An average living room takes 2–4 days; designs with LED lighting or special details can take 5–7 days.

How much does a suspended ceiling cost per m²?

It depends on the materials, the number of levels and the LED lighting. After a free site survey we give you a firm, written price.

How much ceiling height will I lose?

A flat suspended ceiling typically comes down 8–15 cm; designs with concealed lighting and stepped levels can take 15–25 cm.

Can it go in a bathroom or kitchen?

Yes — we use moisture-resistant (green) plasterboard or metal panels.

Do you guarantee the workmanship?

Yes. The workmanship set out in the written quote is guaranteed for one year from handover. Boards and profiles carry each manufacturer's own warranty.

How much ceiling height does a suspended ceiling actually cost me?

It varies a lot by system. Board fixed directly to the slab takes 4–5 cm; a standard suspended drywall ceiling on carrier profiles takes 8–15 cm; a 60×60 lay-in T-grid needs at least 15 cm because the tile has to tilt into place. A stretch ceiling is the leanest at 3–5 cm. If ductwork has to pass above, expect 25–40 cm — which is why the survey starts by measuring the clear depth below the beams.

Does an acoustic ceiling insulate sound, or just reduce echo?

Those are two different things, and it is the most commonly confused point. A perforated acoustic ceiling, working with the fleece behind it, lowers the reverberation *inside* the room — speech becomes markedly clearer. It does not meaningfully block footsteps from the floor above; that is a separate problem requiring mass and decoupling. If your issue is the neighbours, the fix lies in the floor and walls, not the ceiling.

What fire class should a suspended ceiling be?

Standard gypsum board is class A2-s1,d0 — treated as non-combustible, producing negligible smoke and no flaming droplets. Rock-wool tiles are A1, the top class. In homes standard board is usually sufficient; escape corridors, shared areas, car parks and commercial premises may require a higher class or a defined fire-resistance period. On commercial projects we read the fire strategy before choosing the system.

What services can be concealed above a suspended ceiling?

Lighting and electrical wiring, the indoor AC unit and its ductwork, ventilation grilles, sprinkler pipework, blind motors and audio cabling can all go into the ceiling void. Clear depth is what decides it: 8 cm is enough for cable alone, but AC ducting needs the duct height plus fixing allowance and rarely fits under 25 cm. Where sprinklers and grilles are present, their service access has to be planned too.

How much depth do recessed downlights need?

Conventional canned downlights want 7–10 cm of depth; slim LED units work in 3–4 cm. So when ceiling height is tight, the choice of fitting matters as much as the choice of system. Driver placement counts too — rather than wedging the driver beside the fitting we bring it to an accessible point, so a failure does not mean opening the whole ceiling.

Can a suspended ceiling be taken down later for access?

It depends on the system. Lay-in T-grid, mesh and baffle ceilings are demountable by definition — lift a tile and you reach the services above. A drywall ceiling is a closed plane; we build access hatches wherever something will need reaching later (AC service panel, valves, sprinkler heads). If that is not planned up front, the ceiling has to be cut, and a cut line never disappears completely under paint.

Can you carry out the work while I am abroad?

Yes. We agree the scope in writing before starting, send dated progress photographs at each stage, and can hold a video call on site whenever you want to see something specific. Keys are handed over against a written record, and the flat is cleaned and photographed again at handover.

How is the scope agreed and what does the written quote contain?

After the survey you receive a written scope listing the rooms and areas covered, the system chosen for each, the brand and product of the boards, profiles and insulation, the surface finish level, and the number of working days. Anything not on that list is not in the price, which is what stops the mid-project additions that make contractor quotes unreliable. Nothing is charged beyond the written scope without your approval.

How long before the property is usable or ready to let?

Ceilings and partitions leave the space usable as soon as the crew finishes. Painting needs longer: the film cures over roughly a week, and the smell in a ventilated flat clears within two to three days. If a flat is being prepared for tenants, plan on a few extra days after handover for airing and cleaning rather than scheduling a viewing for the day of completion.
